What began as a softening in the major capitals has broadened, with national dwelling values falling for a sixth consecutive month and the traditional spring selling season failing to generate its usual lift in activity.

Cotality’s latest figures show national home values declined 1.1 per cent in September, taking the cumulative drop since the March 2026 peak to 5.2 per cent. Sydney continues to lead the adjustment, with values now 8.6 per cent below their February high. Melbourne sits roughly 7.2–7.5 per cent below its recent peak, while the previously resilient mid-sized capitals — Brisbane, Perth and Adelaide — have all recorded monthly falls of more than 1 per cent and are now in clear decline from their own highs.

Sales volumes underscore the loss of momentum. An estimated 39,747 homes changed hands nationally in September, down 20.9 per cent on the same month last year. The median time on market has stretched to 41 days (versus 26 days a year earlier), and the four-week average auction clearance rate has settled around 48 per cent — well below the levels seen earlier in the year and consistent with a clear buyer’s market. Vendor discounting has widened to its highest level in five years.

While traditional buyer agents charge $15,000–$40,000+, We evaluate hundreds of key data points — historical sales, listings, location metrics, and land details — to give you confident, high-return buying decisions. Higher living costs and subdued consumer confidence have further constrained buyer urgency. Listings remain elevated relative to demand in many markets, giving purchasers more choice and negotiating power.

Importantly, the adjustment remains orderly rather than distressed. Forced sales are still limited, and the structural shortage of housing relative to population growth continues to provide a longer-term floor under values. Lower-priced segments in Sydney and Melbourne have generally held up better than the prestige end, suggesting the correction is most pronounced where affordability was already most stretched.

Outlook into late 2026 and 2027

Major banks have revised forecasts lower. NAB now expects capital-city prices to fall around 8 per cent over 2026, with a peak-to-trough decline of about 11 per cent, finding a floor in the second quarter of 2027. Other institutions are in a similar range, with Sydney tipped for the largest adjustment. A meaningful recovery is widely expected to require clearer evidence that interest rates have peaked and that an easing cycle is approaching.

For buyers, the current environment offers the greatest choice and negotiating leverage in several years. For sellers, realistic pricing and strong presentation remain essential. The spring market has not delivered the rebound many hoped for; instead, it has confirmed that the downturn has further to run before conditions stabilise.

The Australian property market is undergoing a necessary reset after years of strong gains. How deep and how long the correction becomes will depend heavily on the path of interest rates and broader economic confidence over the coming quarters.

SYDNEY, NSW – 16 Oct, 2026 – Australia’s residential property market is firmly in correction territory as of mid-October 2026.
